A massive new warehouse in N.J. will be the new home of Modell’s Sporting Goods - nj.com

A new warehouse is nearing completion near Exit 7 of The Turnpike but it will be anything but a novelty for the area.

The 569,000-square-foot warehouse, owned by Matrix Development Corporation, is the 9th facility of its kind to open in Bordentown Township since 2014. Modell’s Sporting Goods will be the lead tenant occupying 55 percent of the hulking structure near Old York and Georgetown roads, the township announced Friday.

Modell’s is a family-owned sporting goods retail outlet with 149 stores located from Maine down to Virginia. It is moving its primary distribution center from New York to Bordentown.

Three more warehouses have already been approved and are expected to be built and operating here in the near future. The Matrix facility is expected to open before summer.

The township has had 2.6 million square feet in warehouses approved between 2014 to 2018, Michael Theokas, the township administrator said Friday. There were none approved in the previous five year period, he said.

“The primary concern from residents has been about traffic,” Theokas said. “Georgetown Road is a two-lane county road and already has a lot of volume. We wanted their quality of life to change as little as possible.”

Theokas said Modell’s has agreed to route all truck traffic to Old York Road on the southern border of the 46-acre former farm. It will put the traffic closer to the New Jersey Turnpike, Interstate 295 and county routes 206 and 130, which converge near Bordentown Township.

“Again, we are very pleased that Modell’s is coming to the township and that they are committed to being good neighbors," Bordentown Township Mayor Stephen Benowitz said. "They recognized the potential traffic issues and quickly and voluntarily offered to mandate all their tractor trailers stay off Georgetown Road. We are also still advocating for further truck restrictions and traffic calming measures on Georgetown Road through all federal, state, and local channels.”

Just south of here in Burlington Township a warehouse development is popping up to replace the former Burlington Center Mall. A sprawling Amazon Fulfillment warehouse also came online last year in Burlington City, the next town over.

Burlington County, which includes all three towns, has had nearly 14 million square feet in warehouses approved since 2014.
