Jaindl engineer calls White Township warehouse proposal ’100% full compliant’ - lehighvalleylive.com

A proposed warehouse development that has caused controversy in Warren County meets all zoning and regulatory requirements, according to the developer’s engineer.

The White Township Planning Board continued a hearing Tuesday for Jaindl Land Co.’s proposed 800,000-square-foot, high-cube warehouse on the corner of Foul Rift and South Foul Rift roads.

The property is in the township's low-density industrial zoning district, where warehouses are permitted by right.

The planning board continued the hearing without a decision.

Jaindl engineer Michael Finelli testified Tuesday that the structure proposed on 95 acres of the 585-acre property is designed to meet all local, county and state requirements.

“What we have applied for is a 100% fully compliant plan in every sense,” Finelli said.

The developer has applied for a letter of interpretation on wetlands that may be on the property, from the New Jersey Department of Environmental Protection, according to Finelli.

A western section of the property near the Delaware River lies in a flood hazard zone, but the development will not extend into that area and, therefore, does not require a special permit, Finelli said.

Some residents, including members of Citizens for Sustainable Development, have urged the planning board revise the township's zoning districts. The White Township Committee ultimately would have to approve any amendments.

Last week, the board asked its engineer to develop an amendment to the township’s master plan that would change areas of the low-density industrial zone into residential districts. However, high-cube warehouses, like the one proposed by Jaindl, would be allowed under certain conditions.

The planners plan to hold a special meeting on the proposed zoning amendments in February.

Several local residents who spoke at Tuesday's hearing said the proposed amendments do not go far enough to prevent development of current farmland.

Citizens for Sustainable Development's vice president, Tom Bodolsky, asked the planning board to consider amending parts of the township as an agricultural advancement zone. The new designation would require the land use to remain agricultural with conditional uses that relate to or advance agriculture, he said.

“We recognize it will take foresight and, yes, courage on the part of the planning board,” Bodolsky said.

White Township resident Rich Daniels said development and warehouses will have a negative impact on the rural area.

“We are a rural community,” Daniels said. “This is a farm. It is not a global trading complex.”
