Modell's Sporting Goods signs as tenant in Bordentown Township warehouse - Burlington County Times

Modell’s Sporting Goods will occupy the Matrix Realty warehouse in Bordentown, according to township officials.

BORDENTOWN TOWNSHIP — Modell’s Sporting Goods will be the primary tenant of the newly constructed Matrix Realty warehouse, according to township officials.

Modell’s is to occupy about 55% of the warehouse at Georgetown and Old York roads; Matrix has not yet announced a second tenant.

Township officials last week said they were pleased at the selection of Modell’s.

“In our meeting, the representatives from Modell’s made it clear that they are interested in being good neighbors and good corporate citizens,” Mayor Stephen Benowitz said in a news release.

More importantly, according to the mayor, Modell’s has promised its tractor trailers will exclusively use Old York Road, to enter and exit the warehouse/distribution center.

“This will alleviate the concerns that the township and many residents had about increased truck traffic on Georgetown Road,” Benowitz said.

Since 2017, when the township approved construction of a 570,000-square-foot warehouse in a largely residential area, numerous nearby residents have expressed concerns about potential impacts on traffic, noise and safety.

Benowitz said that when the township met with Modell’s, representatives from the sporting goods company “recognized the potential traffic issues, and quickly and voluntarily offered to mandate all their tractor trailers stay off Georgetown Road,” according to the township.

“This is a very positive outcome,” Benowitz said. “The township will continue to work with the developer (Matrix) and all current and future tenants to ensure these safety measures are enforced.”

The new Bordentown warehouse is just one of many being built across the county.

From 2014 through 2018, countywide, building permits were issued for more than 12.4 million square feet of new warehouse development, a nearly tenfold increase from the previous five-year period.

Last year alone, at least 16 warehouses, totaling 6.6 million square feet, received approval or broke ground, according to public records.

Matrix Realty, a Trenton development company, has built several projects in Burlington County, including the Amazon fulfillment centers on Cedar Lane, in Florence, and at the former U.S. Pipe and Foundry property, which spans the border of Burlington Township and Burlington City.
